In this price guide ‘Residential’ refers to existing singular houses. All prices are approximate guidance of a service or services you may require from us and can fluctuate depending on the project - to find out which one or ones you would need, relevant to your project or projects, and to receive a quotation to confirm your fees; please make an enquiry, via the 'Contact' page.
Additionally, we will try and mention, but not include additional consultant and contractor
pre-construction costs that you may require on top of our fees to the best of our knowledge, such as for: measured survey, planning (mostly required, but sometimes not), structural engineering, energy consultant, building control, water build over or diversion fees, possibly others depending on your project (these are standard as an addition when engaging an architectural professional; to ensure accuracy, safety and your project's adherence to legal frameworks).
All Commercial pricing is based on the assumption that floor spaces for these projects tend to be larger, however if your Commercial project has a floor space comparable with that of a Residential project, prices may be less than what is listed, below is merely an approximation. Please make an enquiry for a more bespoke quotation.
Our fees are calculated based on hourly rate multiplied by the estimated time until completion of the service. We ask for a 25% deposit of each individual service fee before we commence, which is credited against the final invoice.
We do not charge VAT on top, as we are currently under the threshold to pay it, external services
(fees of others) may charge it.

Coordination Pricing:
(These fees enable us to coordinate additional services your project requires, but do not include the actual external services themselves, as those are charged by others):
Arranging Structural Engineering:
£200 (This is engaging our Structural Engineering contacts on the project and giving them the detail they need to work appropriately, ensuring project continuity. For the actual calculations & markups Structural Engineering will quote separately).
Fabricator/ Additional permissions coordination (For all structural system types):
£100 (Minimum), though this can be merged as one fee if applying to structural engineering and be bespoke.
Contractor Tendering:
£200 (This fee amount typically applies to small residential projects; this is an optional service if you do not have a contractor/ builder in mind, this fee may increase with larger projects, varying according to the level of work involved).
Technical Pricing:
(Which applies to all structural system types including Timber Frame Design):
Building Regulations Applications (Full Plans Drawings: Technical Design & Submission, Residential): £850 plus council or private fee
Building Regulations Applications (Full Plans Drawings: Technical Design & Submission, Commercial): £1,050 (Minimum) plus council or private fee
Building Specification (calculated by floor area):
£200; typically for small residential projects (This is minimum and can increase for larger projects)
Full Plans, On-site inspection:
£100 per inspection
